  • Safety & access — certified fire-safety concept (F90), lift, stair lift, accessible WC.

Your Benefits

Why Hoffmannstrasse 16?

KfW 40 — low running costs

Around 60% less energy demand than a comparable existing building. As CO₂ prices rise, this advantage grows every year.

Industrial loft, not office box

High ceilings, daylight through full-height window bays, steel-and-glass elements — spaces that impress staff and clients alike.

Health cluster next door

Six rehabilitation clinics in town and the Hoffmannspark health quarter directly adjacent — ideal for practices and medical centres.

In the heart of OWL

A2 motorway within 6–10 km, station 10 minutes on foot. 150,000 companies and 1 million employees in the regional economy.

Flexible from 50–1,500 m²

The History

176 years of the Hoffmann site.

1850

Heinrich Salomon Hoffmann founds his starch factory — with one worker, one steam engine and one horse.

1900

1,200 employees and a company housing estate: the largest factory in Lippe and one of Europe's biggest starch producers.

1990

Production ends. The site transforms: Hoffmannspark, retail — and our building remains.

2026

WeJa GmbH & Co. KG reopens Hoffmannstrasse 16 — fully refurbished, KfW 40, with its first tenants.
